Check the connection details to see what speed was negotiated.
There may be a lot of interference: cordless phones, baby monitors, the neighbor's wifi, etc. Have you tried different channels?

Yeah I've tried different channels. I've done most of the "common fixes" for slow wifi speeds to no avail.
