It's a prospective buyer just so you know.
Be careful, I "stuck to my guns" on a small issue and a buyer flipped out and walked. Said I was "too aggressive". That was over a year ago and house still sits empty in North LA. Damnit.

Exactly.
Despite what people in this thread are saying, it's still not such a sellers market that you don't have to be somewhat flexible. The last time that happened was during the sub-prime bubble and we aren't near there yet IMO.
