My wife and I are going to build a home in the next few years. We already own the lot.

Should we get all the documents(design plans & construction docs) from the architect, or just get a design from them and use a house designer from there? Anyone have any experience with architects, designers, etc?

If you already know the contractor you are going to use I would see if they have someone that draws the plans there. A lot of companies offer this at no charge if you are building with them. The other benefit is they know prices so they can keep your design on budget. I used a separate designer from my contractor and had to make several changes to get back on budget.

I'd talk to local home plan companies and/or some builders first. My wife fell in love with a house plan she found in an online catalog however the plans weren't regionally specific and have seemed to be a curve ball for the builders we've gone to. As someone mentioned earlier certain builders will redraw your plans if they're building it. Also many builders and local house plan companies/architects work together.
