if you think harveston is overpriced you don't want to see some of the areas we looked in.
Rouzan was at 230 per sqft and that was base. Without any "upgrades"
Harveston is at least about 175. Lots are small but the amenities seem like they might make up for it, and for pretty low HOA fees. A few of those things already built but its a toss up if all of them happen. Just not sure how a place like that can drop dramatically in value

That was exactly my problem with it. SBR is pricy, but nothing close to 175 psf. OP's $400k for ~2500 sf is pretty accurate for SBR. Woodridge is cheaper though from what i've seen.
