I enjoy low key also, but a friend of mine bought a house in ball a year or so ago. He was all excited about it. I pulled up and thought it was the biggest waste of money I had ever seen, even more so than a doublewide. There was absolutely no way that that house in that neighborhood will appreciate over time with those blue tarps all over those roofs.

I have no idea where this could be. I did a smart thing - I bought the crappiest house in the neighborhood - I'd rather be pulling their values down, than them mine.

I haven't enjoyed a bunch of appreciation, that's for sure - 16 years, and only 53% total - just a little over 3 1/2% per year from baseline - certainly not the 10 to 12% in bigger cities.

But, the times they are a changin'.
