I'd be worried about losing stuff if the locals know I'm now going in and out over there.

totally depends on a few factors

has the place been occupied and hunted previously/ recently?

if occupied only how aware were the owners of what went on out there?

I would be concerned that permission has been given to others in the past that will still be expected in the future. Or worse, permission has not been given but others have hunted the place in the past for a long time without repercussions.

If those are not already happening and the neighbors are respectable I would bet you can keep people off the property pretty easily assuming the property is fenced. Ask older neighbors in particular to keep an eye on the place and make sure to sweeten the deal by offering to do some minor work or bring them some minor gift. Talk with the local game warden and give him a key to access the property. Let him know no one else is to be hunting the property and that you will notify him of when you are in town.

322 dollars for a hunting lease in TX is unheard of. So if all else fails you hunted it cheaply for a year.

I would set up some cameras, chain a cheap ladder stand or two onto a tree, and use simple homemade gravity feeders for corn and rice bran at first to keep investment cost low.

have fun.

BTW where is this at?

Sound ideas. I'm going to ride over there and check it out one weekend with the owner. According to her, no one should be hunting it. I'm not naive though. It's been unoccupied/unhunted for quite some time. To give an example about the people that live around there, they had an old trailer there that someone lived in at one time. It was recently stripped of all its copper. This is located in North east Texas.
