What determines "Home" & "Visting" team designation...

I've never understood how a #1 seeded home team is designated as a visiting team? Is this a coin flip or some kind of rotational system? In addition, I understand the locker rooms are in play as well? Seems to me you've earned the designation with your seed.

LSU will be home for first super regional game.
Game 2, OU will be home
Game 3 will be coin flip

Same thing for regional, LSU gets home designation for first game only and then it becomes a coin flip

home team in initial game is the higher seed. after that, the seed that has gotten to be the home team the least (or may be more correctly stated as the team who had to play in the visiting team slot the most to that point) gets the home slot.
