Question about getting acreage in Texas or Oklahoma

I posted this on the Outdoor board and it was suggested that I try my luck here. Here's my post:
My parents are looking to get some land to retire on. Maybe 10 to 15 acres is all, and they would prefer cluster land as opposed to heavily wooded. My Dad fishes but doesn't hunt, so having a lot of game present shouldn't factor in.
What is a ballpark price per acre for land like that that isn't too far from a decent town or hospital? They're looking at east Texas, either towards College Station or Lake Livingston. Some land they found earlier was something like $9,000 an acre and I thought that was insane. I've seen solid hunting property in the paper for closer to $3,000 per acre.
TIA.
ETA: Apparently south/central Oklahoma is in the running as well.

No way dude. Real high.
I would think pasture land with no commercial value would be around $4,000 per acre in texas. Now you could go way lower if you bought it with no minerals.

Rarely do you have the option to buy with minerals in TX.

Texas ranch (or ranchette) prices are all over the chart right now. If you want live water (river or stream), prepare to pay that $9,000+/acre price. They can also buy some land and drill for water...he could create a large pond/lake and stock it with bass.
Have you checked out landsoftexas.com? My brother in law and friend are looking for land together, and I have been helping them research...since I will get to use it!
