I just use the water and let the high pressure do all the work. It's real simple lol.

To answer your question on the concrete just water, and house a bleach water mix before hand.

for the cement just the high pressure...
for the house, I use a mixture of one quart of liquid Spic n Span to 1 gallon of bleach and 1 gallon of water...I use a separate backpack sprayer...works great for me...
I used to spend hours doing driveways and walk ways...but picked up a briggs and stratton surface cleaning attachment...works great and saves time...
