To the OP, you guaranteed the landlord a tenant for two years and he guaranteed you a place to live for two years.

If there is loyalty anywhere in this arrangement (there isn't BTW) you were both loyal to each other and now neither of you have any more obligations to each other. If you want a guaranteed rent amount you'll have to enter into a new lease.
