Negative.....appraisals go by "above ground square footage" as far as size of house. You will get SOME credit for the basement, but not full value of what the above ground sf is getting you.

I guess it depends? Our basement appraises at something north of $200/sq ft.

Gotcha. I've seen listings that included the basement into the total square footage, but I don't now how that impacted the list price. Maybe that portion was priced at 50% like Ric suggested.

In any event, it sounds like the OP's buyer is trying to treat the sunroom like a porch or something, which can't be right.
