Between downtown and the U of Washington, I can't think of anything Seattle doesn't already have.

And the rowing sports would be awesome in the bay.

Find a real river for the kayaking though. That course in London was lame.

Would they really give it to Denver due to its elevation? Something tells me long distance runs and the marathon would be disasters waiting to happen in the thin air.

I think you're right. We would have everything in the area. The only thing I don't think we have is a large arena or stadium for track and field (unless an existing stadium can make that work). The track at Husky Stadium is officially gone.
