About 5 years ago, I was looking at buying a 1,800 sq ft house with no central A/C. In my offer, I wanted to offer over list price with the proviso that they must install central A/C before the sale. The seller was interested and we got an estimate of about $15K for everything. So, I added the $15K to the offer I would otherwise have made.

We all thought the seller was going to accept, however, right before she accepted, she got an offer that would have cleared her $5K less than my offer but she took it anyway because she didn't want to go through the trouble of putting in the central A/C.

Yeah, listen to the guy about bigger not being better. Installed a 4 ton and 2 ton for a 2600 sqft new construction last year and the 4 ton doesn't run long enought. I can put just the upstairs 2 ton on and keep the doors open up there and it will maintain the whole 2600 sqft by itself in the middle of August.
