I'm just lucky to have mediocre at best water fowling on family land. Don't even wanna look at leasing prices

You don't. Its getting crazy our there for a freaking lease. Land that I leased for $1,500 a year for 15-20 years ago is now leasing for 40k+ in Arky. I don't blame the land owners one bit. I would be charging it too. I completely blame the brooks brothers red necks who like to say they have a hunting lease and show up with price tags hanging off their waders.
