You can do it solo. The big trick is to get the zombie in the power room before you drop the fan. If he isn't down there with you, he'll kill the fan every time.
You have to walk him away from the fan until around the area where you jump the pit. After that, haul arse to town

I try that every time. I wait until the zombie actually jumps out of the window with me and haul arse to the town (with staminup) and it still didn't work
I have seen youtube videos of people doing it though... regardless, it's a stupid way to turn the power on for solo
