This is my first time here, this board is awesome. Threads hang around longer than on the M/TV board.

I'd find an attorney that deals with these transactions to at least give you some advice. My parents just had to sell part of their land for a pipeline easement and paid an attorney to negotiate the terms of the deal. But the total land they were negotiating was about an acre and half of land.
