So far the mother has been able to continue paying rent on her own, but I don't see how it's sustainable on her income in the school district. Without me flat out asking, what procedure would you have? I suppose sending her an extension requesting both tenants to sign again would be the out I have and when she says her husband won't sign I require the proof of income?

What about making it a month to month lease? If she’s a good tenant and paying on time, you don’t really care where she’s getting the money.

Child support and/or alimony?
Have you spoken to her to figure out her long term plan? It very well could be a situation where she’s just trying to get through the school year

Maybe I’m not understanding your question in the OP. With your concern noted in the above statement, why are you even considering an extension? Unless you’ve offered the tenant sole ability to extend (which would be nonstandard), you should be able to provide notice that you’re not extending her tenancy and you both move on. Having a long, drawn out discussion about why is not necessary.
It should be your call (without painting yourself into a corner), but as I said, I may be missing something here.
