This comments purpose is to point out that you do not want a mortgage when you are preparing to retire.
If you are past 50 your chances of medical issues obviously increase. If you have a major event in your life and you are still paying a 2,000 mortgage at 69 this could be a problem for you.
By the time you get to retirement you should want all your debt gone. Then you are a free man.
I've watched MANY people fall into this trap.

Pay attention.
Sold in 2022. 3,600 sq feet. Lived in it two years. Sold for 40% more than it was purchased for in 2019 then the entire gain went into a 2,000 square foot house, which matches my actual need.
Pulled the same move two times prior to this sale but opposite on direction. I bought small and traded up. Then sold at peak dropped that bag on a smaller place.
It also paid off the remaining car loan balance which puts us debt free, outside a very manageable 15 year mortgage.

I follow her point but wonder if the effects aren't offset by reduction in construction of new homes and growing populations (especially in the south)

There’s other options then having to buy a home. My kids better be gone after college if they want to live with me post high school. That’s how they build independence. Get some roommates and live in an apt or cheap arse house that 4 of you can rent. Hell I paid 200 bucks a month to sleep on a couch for a year with my buddies. Didn’t even have my own room
