Are they required to update it after 30years before turning it over to LSU…? How does that typically work?
Or do we get a building with aged stuff like roofs.. ac..etc.??


That would depend on the contract, there could be provisions in the contract that allow for Lease Improvements that LSU can make as they generate revenues from concerts, concessions and LSU sports.

Leasehold improvements are expenditures that can be made by the Lessor (Landlord) or the Renter (Lessee) or both depending on how the Lease Contract is written.
