That would open up a stretch of Nicholson-front property from North Stadium to the North gates.

The immediate area outside of the gates has already been undergoing gentrification (even if minimal) for years. As much as people like to jump on the "President streets" for being a shite hole, it is not nearly as bad as Gardere or North Sherwood, especially along Nicholson. The entire Nicholson corridor from LSU to downtown has the potential for being revamped/unrecognizable in 10 years. They could even do something with light rail as that right of way already exists as well.

That said, all of this talk has you feeling like a poor kid telling your parents what you want for your birthday knowing damn well you will end up with a pack of socks and a hand me down bike.
