That is your tree now, luckily it is black walnut... find a guy with a mobile mill, I am sure someone would gladly come mill it and take it off your hands. I'd personally pay someone to come mill it for me... Black walnut goes for $9 a board foot here... it might be the best domestic tree for a homeowner to need to get rid of.

Unless it has heart rot from Phellinus igniarius or Laetiporus sulphureous either will leave little viable lumber.

Consider yourself lucky.
If the tree damages your property or if any part of it is on your property, that part is your responsibility (unless it was a known hazard that you have certifiably documented and warned neighbor to remove).
Back to the lucky part.
Somebody will pay for the privilege to remove that tree and harvest the wood.
Be glad it wasn't a 60 foot tall sweetgum.
