If you are willing to rent a car I would definitely do Mittenwald and rope in Garmisch/Grainau and the Eibsee. Zugspitze would be cook to but then you are looking at a lot for a day trip.

If I were you I would focus on the Zugspitze for the morning and lunch (eating at the mountain pick after the final lift up gives a really cool view of the Alps). For the afternoon, you could walk around the Eibsee or choose to do either mittenwald or more nature stuff like the partnach gorge.

If looking for a return thing on your drive back to munich (if you didn't spend the whole day around garmisch/grainau) then check out Andechs and the brewery/monastery and lake.
