Sod and Irrigate new yard?

Wife and I are building our first home in middle TN. Wondering about sodding and irrigating the backyard. Price the builders quoted us is 5000 for sod and 5000 for irrigation. Seems high. They "seed and straw" backyard otherwise.
What are the boards thoughts on this? How much of a pain would it be to add these in later? Im guessing it would be more of a pain to add irrigation later than sod?
How realistic would it be for me to just seed my backyard and expect a decent plot of grass
