No, I don't have to do that at all. There is no one buying out theaters for this movie.

Local churches in my area have. Bought it out for anyone who wants to show up. They literally display a QR code at the end of the movie so you can “pay it forward” by buying tickets for someone else to use, even though they mostly likely won’t be used

And I think it’s kinda ingenious. Buy a bunch of tickets in seats (the front, matinee showings) where you’re not taking any seats or dollar from paying customers, and maybe some who wouldn’t pay show up, and if not, you just increased the box office and buzz around it. And you get some % back in sales on top of that.
I’m actually surprised it hasn’t been done before by those with our a huge marketing budget, or where the returns aren’t very good. But buy 5 million tickets, and all of a sudden you generate a ton of buzz, and probably get more real viewers to see it. Theaters are probably happy too.

I don't know about these sold out empty theaters, but the Pay it Forward crowdfunding model that box office reports weren't initially counting is exactly that: churches and various organizations organizations buying out showings and handing out tickets to their constiuents/customers/parishioners/whomever they want.
According to the movie's own distributor, buying out theaters has been a significant part of its success.

Actually, they are. They are heavily advertising a “pay it forward” campaign where people are buying tons of tickets so others can go see it for free with the hopes those people will buy someone else’s ticket. What is happening is tons of tickets are being bought but not used. People don’t want to hear it but it’s true. Smart marketing strategy, though.
