There are a few primary factors driving the housing price inflation.
1) Short-term rentals (AirB&B)
2) The entrance of large financial firms into the real estate market
3) COVID - During the COVID period, the slowdown in new home construction caused prices to increase.
3a) Supply chain issues resulting from Covid
Maybe it's not generational and more a result of a confluence of factors.

One of the biggest factors was the pace of the rate increases. They typically happen more gradually over time. You have tons of homeowners that are sitting on 2.5% mortgages that don't want to sell.
