Land is only worth as much as you can develop it for and that is usually tied to proximity to a city.

The supposedly worthless land being pushed in Glengary Glen Ross, Rancho Rio, was outside Albuquerque. Not worth much in the 80s, worth significantly more today as the city grew in population.


If land is appreciating outside of that, it means either a strike in some resource (oil typically) or it is ideal farming / ranching land.
