West coast Florida. Production "luxury" home from December. Most have added on about $5-10k for the same thing today. Concrete paver pool deck that isn't big either.

FWIW, our agent looked at comps in our neighborhood and priced our house 200k over those because of our pool.
we got it.
throwing that out there because conventional wisdom in the past has always been that a pool is a giant money pit but covid changed everything and now people are willing to pay a premium for a pool.
in other words, that 100k might actually be a decent home upgrade that pays for itself if you ever sell.
of course in 5 years everything could completely change again.
