It's so much fun sitting in traffic on 22 for 45 minutes to an hour to travel 2 miles.

Sheeeit 3-5pm on da nort shore is bonkers. Took me over an hour to get to our Christmas party one year and it was only a few miles down 190 from our office

Highway 21 between Madisonville and I12 never has much traffic. Finding a lot to build on would be his biggest issue. Maybe some lots off 1077 between Madisonville and I12. All of that area is ~10 minutes from any store he needs. Probably further for bars (downtown Cov or Mandeville lakefront)
