I think he’s pushing for 20k seats as a dream scenario… which is not feasible in the current location. The current footprint is still most likely, and we would probably renovate to add a couple more thousand seats and and some standing room only sections to get up to 10k-12k. ...

I agree that Old Austin was great and charming prior to 2005-2010. That charm was lost with all the growth the past 20 years. Alternatively, Houston has grown but also improved in that time period. Fantastic food scene that doesn’t rely on just BBQ or Tex-Mex. Seafood, Vietnamese food, Kabobs...
