Is it currently listed for sale ? If so, how many days has it been on the market?
Yes, listed and on market for 223 days. That part seems suspect to me but waiting on broker to provide disclosures, rent rolls, and other details before making an assessment. I’ll share listing on her...

Yes my levels at last check were around 600~. Wondering if I’m wasting my time or if they will be open to treating based on symptoms and individual goals. Also wondering how they stand from a price comparison....
You can't afford it.
This is looking more like the case if pulling equity out for the 30% is not a good idea....
Why isn't it full if it's so far below market?
Not sure, running market research now. ...
The numbers are what I got from the broker, but have not received disclosures yet - I’m expecting them Tuesday....
should plan on 30%-35% down.
20% will be a stretch liquidity-wise. I could shed 100 cash but not much more. Are most investors that you see coming up with cash holdings, or borrowing against assets to come up with the 30-35% down? I could do it if I’m pulling equity out of land and...

Thinking of buying an apartment complex

Posted by TunaTrip on 5/25/24 at 8:32 pm
Gents, I have an opportunity to buy an apartment complex with 58 units, split between 2,3&4 berms. Average price per unit is 46,5k, or 2.7mm. I’m a small SFH rental investor with 10 doors currently so this would be a steep step change, in addition to the largest financing venture I’ve taken to d...

He hit the 30lb bar for 20 reps today, but can still only push the 45lb barbell for 2 reps. Will move to the 40lb bar next week for 8-10 reps until it’s pretty fluid for him for 12-14. His stabilizers are developing nice. ...

Excellent tips and info from everyone, thank you! In the last six weeks we’ve focused on… 1. Form before weight 2. Basic & Compound movements 3. Ancillary lifts to assist w/ stabilizer development 4. Core Strength 5. Slow but progressive weight increases LSU777, I’ve looked at the explosi...

11 yo son started lifting in gym.

Wanted to get some advice from the dads of the OT, and also younger guys who started lifting at a young age. Background. I was a big kid but not very athletic or intense when it came to sports. I played league baseball up until I was 13, but was mediocre at best. At 13, I joined my freshman ...

Appetite suppressant supplement?

Looking for recs for appetite & craving suppressant supplements while on calorie restriction. ...
Thanks for the suggestions guys. I know I can only impact so much with 200~, but hoping consistency over the long run makes a little bit of difference. Not sure how far the doe population travels daily, but we seem to hold them really well each season.
You're either near my house or off...
Also have a 1 mile long travel passage along the canal that could effectively serve as a pipeline style hunting lane. No pipeline though....
It’s just me and my kids hunting the 200. The land is bordered by 1.25 miles of canals 25’-40’ wide. 3 sloughs that hold water with small levees surrounding each. Not much pressure from my 200 or the 500acres~ that borders it....
