I'm just too excited. Everything has come together very well. A BIG THANK YOU to this board; I implemented almost every suggestion you made as we went.

Reminder, before this was a TINY kitchen and TINY dining room.

All that's left is the trim at the top, the cabinet doors, under counter lighting and outlets, a couple of shelves haven't been hung and i'm going to raise that 150 year old farm table up with castors so its island height.

So the H&G board suggested
- the can light size and # of cans (we went with 4" rings)
- second pasta filler above the coffee bar (GENIUS! its PERFECT. i've filled that coffee machine up about 10x in the last 3 days already),
- "hidden under counter outlets"
- under cabinet lighting
- "push button" garbage disposal in countertop
- a few other things i'm forgetting..

We doubled the room size by knocking out the wall and the wall between the 2 doorways, new french doors leading to the backyard patio, and you cant tell from this pic but that range hood is made from stucco.

the wife picked that dining room light up at restore for $2 i was skeptical but i like it now.

we have an unused wire in the ceiling where we could add one above the island (and unused switch already wired) if we need and there's an outlet in the floor in the middle of that table in case we ever decide to put in a real island and need to wire it.

anyway, we absolutely love it! that mineral green AGA range is a thing of beauty..i am still trying ot figure it out.

there's so much stuff we did here i can't even remember half of it..the guys were nice but did absolutely nothing without us telling them what do to. kept me up so many nights because i'm thinking i know NOTHING about designing a kitchen and just knew it was going to be a disaster.

all credit to the wife for having the cabinet guy extend his work to the other side of the dining room so the whole space is integrated and we used the same quartz for the 'buffet bar' or whatever you call it behind the table.

as for that big arse shelf between the doors? we had to hide the plumbing that was in the original wall and because we didn't really do uppers having that extra storage space is worth it. my only regret is that he didn't make that a tad bit smaller; i was thinking it was just going to be a small set of shelves.

Anyway, here we go:

BEFORE

AFTER

Gotta ask-----How many nails did the guy on the ladder in the 2nd pic take to the foot. I see 3 nails sticking straight up in 2 different pieces of wood lying on the floor just inches from the base of the ladder.

What was up with removing the subfloor? Wat it rotten or had bad joists under it or just not level with the rest of the existing flooring? It looks like some of the joists are just capped with smaller dimension lumber to give them more height.

wife got them off buy/sell/trade.

all i know is they're 'mexican chairs' and a couple were falling apart so my wife got them for a steal. the guys working on the kitchen added some brackets and made them all nice and solid.

their comment to my wife was 'wtf, why did you buy these broken arse mexican chairs?'

i'll find out some details about where they came from if i can. i don't think they're too hard to find or expensive.

the real question you should be asking is "WHY THE frick IS THERE A DUTCH OVEN COVERED WITH PLASTIC ON THAT COOKTOP? where y'all seriously trying to use the kitchen during the demoltion??"

peeling back the onion. everything was fricked up and we put in LVP flooring so the subfloor needed to be perfect. it was croooked, wavy, 2 layers of tile and a layer of linoleum so it was FUBAR. we had to put in levelling joists and reinforcements and while the floor was open, i had the guys put in a vapor barrier underneath and i joist-taped the frick out of those new joists where there was some leakage from outside over the years. cheap insurance to hopefully make the kitchen last longer.

and yeah, while we were at it we just ripped the stamped ceiling down too and ran new wires for the can lights and other stuff we wanted.

Like it. Do it right the first time and be done with it. I've ripped up and replaced more in houses than I care to think about sometimes and if you do it right the first time, it's good for ages.

we more than doubled our original budget on this project

originally the plan was to just replace the carpets throughout the house and maybe new countertops in the kitchen.

THANK GOD my wife knows i'm an idiot and she literally had the guys tear up the kitchen one day while i was at work so there was no going back

i was FURIOUS because i knew it was going to cost a fortune.

oh and then for good measure we redid the downstairs bathroom. :/

but you know what? she was right. the bank accounts will recover....eventually.

you know what my favorite part of the whole job was? the guy who did those terra cotta tiles KILLED IT so the glass surface of the range cuts them in the exact center so the reflection makes it look like they keep going (see that pic above)

i gave him a bottle of tequila for that. that was some mad skills to plan that so perfectly.

its the little things that tickle CAD's OCD

Yeah, it don't take long to blow by the original budget-----especially if the wife has a hand in the project-----but I don't need to tell you that......

It gets real pricey if halfway through a few days work they have a change of heart and want things to look different than they told the contractor. Those revisions come with a price.

we had a plumber contractor, counterop guys, cabinet guy and flooring/general.

man there was some shitty communication between those 4. i couldn't have done it. my wife was the heavy she got on the phone and said "I WANT ALL 4 OF YOU AT MY HOUSE IN THE NEXT HOUR AND WE'RE GOING TO FIX ALL THESE ISSUES"

they were all pointing the finger at each but they showed up with their tails between their legs and she read the riot act to them.

brave woman.

Good for her. Maybe she was a construction foreman in a previous life...

This is what it takes. Bonus points if she said ain't none of em getting retainage unless they show up on agreed upon date.

On second thought... does she need a job? I've got some bitch arse project managers that need replacing.

That cut on the backsplash at the range is perfect. The tequila was well deserved.

My brain did a double take for the terracotta tiles in the reflection of the glass. Very nice work.

Don’t worry about the money, you’ll never regret it for something you can enjoy every day.

Great look! The kitchen was the best renovation for us given the amount of time spent in there and attention to so many different things like appliances, cabinets, flooring, lighting, wiring, etc. Definitely worth it.

It was key for us as well. My wife has been a cook for years and owned 2 food trucks and every house until now she had to settle for the kitchen that was already there.

This time she got to do what she wanted and resale be damned I told her to go hog wild and make it her own. I just silently pushed for a few things I knew she would appreciate later. In the beginning she wanted that dumb arse tall skinny smeg fridge and it was cute and all but totally out of place for the scale and use we were going for. Having to completely stop and deal with the floor and ceiling gave us a ton of time to think everything over.

Remember when CAD was looking at that awful legrand adorne system a couple months back?

I still have a couple of the tracks I need to throw up on eBay. What was I thinking buying into a discontinued product?

Where are you located? I’m ISO to build out a master closet near Hammond.

Love the finished product. I loathe my tiny kitchen, but it is surrounded by load bearing walls.
