It's rather easy to make. Most herbicides, pesticides and fungicides are used at extremely low concentrations by homeowners.

It does not sterilize soil and is destroyed by sunlight thus doesn't linger to harm invaders. It can damage older type gas masks. I see where it is often used followed by methyl bromide in agriculture.
