retiring to colorado

i want to start looking for a place to buy in (rural) colorado. this might not be the place to ask but i think theres a few coloradoans here?

1) land if possible 5+ AC; i dont want to be looking at neighbors. no HOA's, etc
2) it needs to rain regularly/occasionally. we like the cortez/mcelmo area but its just too dry
3) 8000' or so elevation max...i need some summer.
4) small town(s) nearby. examples of towns we like are buena vista/evergreen/morrison/etc...something similar to that. ski towns are not our thing
5) something on or close to a lake/stream/creek/spring/hot spring/etc. i need to see or be near some water

completely open to suggestions on towns/regions if anyone has any. basically anywhere south of I70 will do

we would be be fine with a cabin or similar, just two of us

You aren't the one talking about buying a house in Florida by your wife's family and renting it out until you retire to pay it off, are you?

Why are you so bent on Colorado? I'd consider other places in the west to give you more options honestly. Nevada, Utah, Arizona, Idaho, etc.

I think you have driven around a lot in an RV though? That's what I was going to recommend. Before I made a drastic move I think I'd go on a year long RV trip around the west and then rent a house in the place you like best. Then go from there. I don't see a reason to set down roots somewhere you dont really know.

It's over 10,000 feet but hits the marks for a lot of the OPs needs. Freemont Pass doesn't close often, so it's an hour in bad winter conditions to Summit (better healthcare and more stuff in general). It does get warm during the summer months during the day but nice and crisp at night. Arkansas River runs nearby.

There's a bit of a housing crunch there though, with most of the ski resort workers getting push back across the divide.

Look into Crestone if you can tolerate hippies. Piracy is supposedly good as well.

I’d prefer Idaho or Montana.

I don’t really have any suggestions as it seems everywhere that isn’t a dry climate is near a ski area. I’m just looking forward to the replies from people who won’t bother to read the op.

Perhaps Pagosa Springs area or Westcliffe?

Budget?

As others have said you can check all those boxes in places just as beautiful for a lot less money (as mentioned Montana, Idaho, Utah, etc)

i'd like to stay around 200.
we went thru leadville, liked it, and i'm looking around that area on zillow and such.

colorado because:
1) demographics & economy
2) natural beauty
3) semi-tolerable winter and enjoyable summer
4) legal cannabis
5) civilization within short reach of rural areas
6) opportunities for volunteer or seasonal employment to keep us involved and active (parks, etc)
7) major airport close by
8) centrally located to get home if needed

and i've been all over the state, corner to corner and up and down. its where i want to be

Google the Roaring Fork River Valley. It's God's country. Basalt, & look in between Carbondale (6000 ft.) and Redstone.

Are you seeing anything close to that $200,000 price point for acreage? I looked a while back and couldn’t seem to find much. Like you, I’d love to have some property to spend some time at in a Few decades in the mountain west.

the 24 corridor between Leadville and Salida looks the most promising. I’ll check out that roaring forks and nearby

anyone know anything about crested butte?

If you’re looking for rural yet with reasonable access, I’d check out little towns like Nederland and surrounding area (Ward, etc).

Rural feel with acreage available. Phenomenal views of continental divide as well as outdoor activities. About 8,000 ft.

About 20 mins on other side of Boulder Canyon so close to Boulder and relatively close to DIA.

Ditto. I was going to suggest Nederland too. I love that area. And so close to one of the best towns in America .

Spending retirement shoveling snow for 4-5 months a year doesn’t sound ideal. Colorado sure is beautiful though

Anything remotely close to Denver is expensive. Nevada has legal Cannabis now too I’m not sure about other states? Likely very soon.

Colorado is the current hip western state. It’s not budget friendly, it’s growing like crazy.

As far as airports go all of those other states you could be within 2 hours of an airport very easily like you would be in Denver, yet actually feel further away from civilization. Once you start getting into western and southern Colorado you are as far from Denver airport as you would be in those other states. Just food for thought.

Crested Butte is 30 miles from Gunnison which as airport with flights to dfw. East River, Taylor River and many other water options.

The ski mountain is 7 miles from town and there are small towns between Gunnison and CB that should be cheaper options.

Heading there end of September to catch the Aspens turning color.
