Large Group Getaway near some water-AL, GA, SC, TN...
Family reunion type thing in July...need a good place for 25-30ish people to stay together...definitely doesn't have to be anything fancy. Beach is fine, Lake is fine...whatever

Know of anything? Any suggestions?

Big house on lake Lanier or lake burton. Burton for seclusion and mountains, Lanier for more options huge lake and closer to ATL attractions/food

There are few compounds on the Lanier that have multiple homes. And several large homes built for groups like your and business retreats

What time of the year. Some great state parks in those areas but not all are open during the winter.

There are some nice houses on the Georgia barrier islands like Jekyll and St. Simons.

Isle of Palms (Charleston) has some really nice beachfront houses that can easily hold that many. I know a few even have dual kitchens or kitchens with 2 of everything (fridge, stove, etc) for fixing meals for large groups.

VRBO or AIRBNB? Or is there a better way to find these? We're trying to go the week before July 4.....obviously poor timing as people will prob want to use their lake houses themselves....

. Most properties the size you would need, the owners are just property management groups or individuals who own property for investment, not for personal use. Even if not that big most property owners don’t use their properties during high seasons. That’s when they make their money

I liked Chestnut Bay near Gadsen, Alabama. It is on Weiss Lake. It is a set up with rental homes. I liked it because we rented multiple homes which allowed us to spread out. My family always rented house #5.
Scope it out and good luck.

Lake Burton cut out short term rentals about 3 years ago on Ga Power lease lots (about 80% of the homes)

Lake Chatuge is your best bet if you wanna go to the mountains with a big group. Lake Chatuge Lodge
