This seems to have really kicked in the last two years on the Florida panhandle. Who the hell wants to go to the beach for 7 days? I can't imagine many people from within a three hour drive are going to want to stay that long and those seem to be a large portion of the former renters. If you're from Ohio or Pennsylvania and rarely get to the beach, fine. But, relatively local, no way.

Anyone have suggestions for nice places on the beach that don't require a 7 night stay from Pensacola to Panama City?

During peak season that's how it is. Try to find a house to rent a bit further East, on 30A, and you may get some more flexibility.

We're Sat - Sat which is a bit odd, but I bet they can fill the summer without a vacant day.

Look in Old Seagrove.

I didn't have this problem in June two years ago. Are you saying you own a condo and that's how it's set up? Plus, starting it on a Saturday is another timing problem.

Thanks for the suggestions though.

No, we rent stand alone houses...like this Vrbo and they are often more flexible. It's a walk to the beach, but if you rent chairs they are already setup. To say it's not crowded is an understatement. Insanely nice beaches as well. That area has a ton of odd old houses and new modern ones. You can find anything you want. It's best to go once then explore back there and really find one you want to target.

That house is random, but if you search Old Seagrove you can start the process. My wife will look at every house on every reality site.

It can get very spendy though. Closer to Seasode, closer to the beach...

This one is PERFECT, and rented every day, but this what you want. Perfect spot, perfect house... https://www.vrbo.com/4698162ha

Next year...

I sometime feel like we're living parallel existences.

In all seriousness, that Sunburst realty has some great places in Old Seagrove. My advice is, VRBO can be good for finding such places and their availability, but when you're ready to book, contact Sunburst (or whatever agency is on the vrbo listing) directly and you will avoid the vrbo fee and likely can also better negotiate thinks like 7 night minimum requirements that may be stated.

My wife is doing the searching. She's fairly insistent about it being on the beach. We've used VBRO in the past, but what's sunburst?

Yup, and great advice. We're renting through Sunburst this year. Those sleepy little streets back there are great.

Being "on the beach" is something she'll just have to get over (unless you can split a place with another family or two). Once she sees this place she'll never ask for a condo again. When almost no one is on the beach it makes for a much more enjoyable trip.

Beach in the morning, go back to the house and get cleaned up. Go out for lunch and exploring 30A (and shopping) and buy the makings for a good dinner...get drinks...go back to the house and setup for a sunset on the beach. Prep while drinking...beach, come back and make dinner. Stay up late talking shite. One or two nights at Stinkys or Cafe Tango, or 30A...no more Destin restaurants, no more crowds (unless you want a drink at Bud and Alley's).

Sunburst is the reality company.

There are really neat trails in the area of your SUV is game.

No crowds on 30A in the summer? I respect your hustle, but this isn't entirely accurate. It's not as crowded as Destin, but the restaurants are still PACKED, and without a reservation you're usually looking at a 1-2 hour wait at most places. The crowds there are why we stopped going a few years ago.

You do have more real estate on the beach though, so I'll give you that.

We usually go to the Destin Gulfgate so we don't encounter crowded beaches. We usually spend about six to eight hours per day on the beach so the bathroom with a place on the beach being so close is a priority with three kids. I will look into sunburst though. Thanks.

Try Joni's Beach Rentals in PCB.

We like to stay 9 days; most properties are flexible.

Crowds are why we plan our lodging accordingly. No more driving on 30A if you don't want to, no driving at all if you don't want to. Old Seagrove works good for that. We normally cook dinner, and lunch never seems hard to come by. I think if you do it right you can still avoid madness.

It's definitely easy to manage the crowds, especially eating out for lunch instead of dinner. Just didn't want anyone to expect to walk into Stinky's or Cafe Tango on a Wednesday night in June and expect to be seated immediately. In fact, last time we went was in June and we couldn't get reservations at Cafe Tango a month before when we called.

Our bigger problem is the women in our group HAD to be oceanfront and it got to the point if you didn't book a house a year in advance, it was really hard to find anything.

We do a big family beach house rental every 5 years or so. That's almost exclusively dine-in, stay-in type of vacation. One big store run then just chill. We rented one of Bobby Bowdin's houses once. Pictures of him with players and coaches everywhere. Place was a castle. Those are nice, but damn it's a good bit of work with a dozen or so people.

The prices for gulf coast condos are out of control. You can find better values more easily in Hawaii than you can for just about anywhere starting in Gulf Shores.

Cost is the primary reason we hardly go the beach anymore. They know people will pay it and they just keep jacking up the prices. Service fees through VRBO are climibng the ladder right there with them.

When I was a kid the gulf coast beaches were a value vacation. Now, you can do Disney World and cruise (non Carnival) for cheaper than hitting up the beach.

You might try emeraldcoastbyowner.com

These are all real owners (not management companies) & don’t charge booking fees.

Go to Navarre Beach. Plenty of nice condos not requiring 7 night stay. Not crowded. Plan on cooking as only negative is not many restaurants
