The only Airbnb I stayed in in Italy was in Cinque Terre so I can't help.

I loved our hotel in florence though.

Loved my hotel in Florence if you are open to hotels. Check it out on tripadvisor, Hotel David. It was in a great location and was a great price.

Hotel Davanzati.

Great staff, superb location, and lots of nice little perks like giving you an iPad to take around with you while in Florence. Concierge made some tough reservations for us and I really appreciated that. Breakfast provided is adequate and they have free wine at happy hour.

Absolutely hated our Hotel in Rome, paper thin windows and way too close to the Trevi Fountain, which is the 7th level of hell. Trevi Beau Boutique.

We're staying in this one next month. Can't comment on experience yet obviously. I'll try and post again when we return.

Florence

Rome

Stayed in these two Airbnb’s last year. Both were really good locations, but the hosts made them a great experience. In both cases they sat down with us and went over everything to see and do in each city and were helpful when we had questions during our stay.

I stayed here. Best possible location for proximity to attractions and stunning views. Sofa bed didn't really bother me at all because I'm a dude, but your so might not like that. I highly recommend.

My wife and I stayed at this one. Beautiful view of the Duomo from the terrace/patio and literally 2 doors down from the best Gelato I've ever had. Luca was a superb host who gave us several recommendations on places to go/things to do.

If you’re interested in Hotels

Plaza Hotel Luchessi in Florence. Right on the Arno. Rooms have great views, great rooftop bar overlooking the city, great staff, nice rooms

Hotel Davanzati
We stayed there in April. Great place. It is a small, family run hotel in a perfect location on a cobblestoned back street just a couple of blocks from the duomo. Highly recommended.

Stay here: https://www.soprarnosuites.com

Stayed in February and it was the best hotel of our trip. Only about 15 rooms and run by a husband and wife.

How many guests will there be? We had 7 people in our AirBnB places in Rome and Florence. Maybe that's too much space for you.

We stayed here in 2010 - Rome Apartment

We had 5 adults in our family that stayed here. Very reasonable rates. Close to Spanish Steps and other attractions. Loved it.

Stayed here earlier this summer. Was very nice, recently updated with great AC and a comfy bed. Located really close to everything as well.

Did tons of research and selected this place. Private rooftop overlooking the Duomo.
