Nighthawk vs Orbi vs Google

If you had $300-$500 to give away on a product which way would you go? A high-end Nighthawk router or go mesh with Orbi or Google and which specific product would you choose?
2 story house with tenants underneath me. Concrete walls on the bottom, wood on the top. 3 bedroom upstairs and two 1 bedroom units downstairs. I currently have a Asus AC1900 and it honestly seems to do fine.
But this is some use it or lose credit I have with Dell and I can't think of what to buy (already bought a printer and Samsung Watch for my wife)

If you have some tech knowledge and enjoy tinkering, Ubiquiti 8 port POE switch and an AP AC Pro would be far better

My tech knowledge comes from reading and researching a product I'll buy, but I get too lazy to do it in many cases
