If you were to build a house, what are some of the small things you would want done?

I'm thinking about building when I move back home and have thought of a few things like an outlet on the back porch for a tv on the patio, wiring in the living room for surround sound, making sure that I can have my modem and router in my living room to connect directly through Ethernet.

What are some ideas that some of you had that worked well or wish you had thought of when building or getting into a house later?

Speakers, or at least the wiring, run to every possible room.

Most people will say Cat 6 to each room, but that may be unnecessary. I would say at least run it to where you may want to install wireless access points (if the house is large) and to where security cameras would be located outside.

Central closet with HVAC for all A/V and computer equipment.

Recessed lights in all rooms with a low profile fan in each bedroom.

A ton of outside power outlets (my house currently has one in the garage).

Under counter and in cabinet lighting.

Main laundry room and laundry room in upstairs or master closet (depending on floor plan).

Mudroom full bath for rinsing after yard work or pets.

Outdoor kitchen setup with integration into your interior kitchen.

Definitely would like exterior outlets on their own breaker with switches for Christmas lights. Both lower and some up top for around the roof.

I like the Outlets with USB for the bedrooms.

I will have to see how much extra extending the back porch will be. The wife and I love to sit outside and want a large covered patio to grill and watch games but am hopeful I can squeeze that in there.

Obviously I'd like cat 6 but can live without that for now.

Edit: My dream is to have an outdoor kitchen but could possibly just get the sink and gas lines put in now and leave room for later expansion.

Rooftop patio.

I suggest having 220 electricity ran to your back patio, in case you want a hot tub later.

Put a garbage disposal outside in the kitchen...biggest one you can afford.

If putting outlets for the outdoor kitchen you may want a couple circuits. Things like heaters and fryers draw a ton of power and can trip 15ampers with ease. I did not and I have to run a extension cord when I want to run 2 deep fryers.

Conduit to each location you will have a TV so you can do whatever you need wire wise.

I have a sidewalk on the side of my house becasue I didnt want to deal with mud. The grass wouldnt grow there becasue not enough sun and high traffic. It connects from the driveway/front porch/ backporch all the same level so I can roll heavy stuff/large loads on dollis. Also along the side of this sidewalk I have a french drain to manage rain water but also I do my boils right there and I can just dump the water right there.

If you do irrigation you will get a second meter. You pay less for irrigation water (you should). Get a 1" I think it is and have the installer add some 1" spigots around the house and yard off the irrigation line. You will have real high pressure for your hose and cheaper for like washing cars and filling ponds. Also make sure the installer (or you) make the irrigation a closed loop so the pressure is even.

Is this standard or do you have to ask for this? That's great information.

On the first house I got quotes from 2 people. One of the guys had this idea and had been doing it for years. He got the job becasue of that becasue the prices were close. He charged a small fee per so I had him do 2. My new house I had him come back and do the job and have a few of them around. I have a 8,200 gal koi pond and 375gal fish tank...I can do water changes faster and cheaper!

Not sure about the closed loop idea. He just told me about how he does it and I understand the concept and have done the same with fish tanks.

Great ideas here that would all be on my list. I also like the ideas of the outlets in the soffits for Christmas lights. That would be so much better than running extension cords everywhere. I'd also want LEDs installed in my soffits and USB outlets in strategic places in the kitchen and bedrooms.

I am not sure how he installed it all but I gather it leaves the new meter makes it way around the yard and ends back at the meter? Maybe each zone loops off a main loop? I dont know...he said what it does is equalize the pressure so the heads at the end of the run are not weak.

I had to google USB-C. I will definitely wait to see if/when that takes off.

As far as the irrigation, I did it as a side job in college (sure doesn't make me an expert though!) and looping the zones is the only thing that makes sense to me that would have any effect. I could be wrong though.

I would hold off on USB outlets. They would be easy enough to change out in the future, but most likley they are going to be fairly low voltage (5v) when you may want something like a 10v to charge a phone or iPad. Plus you may have multiple devices that charge via USB. You may be better getting a 4-6 port hub that you can mount on a nightstand or something.

Also, put LED lights in your eaves near the windows. Take a look at any high end house and the outside is lit in that manner.
