House off the main road: costs/other things for me to think about…

Looking for some land that’s a few hundred yards off the main highway. Utilities stop probably 300’ from where the homesite would be. House would be about ¼ mile off the public highway down a rock road. What are some costs I need to think about as I plan this thing out?

Also, how does ups/fedex work in a situation like noted above? Do they come down private drives?

my parents place is 1/4 mile from the road. Mailbox is at the paved road, UPS/FedX delivers to the front porch or garage door.

Would you own the entire piece of land to the road, or would someone else own the property between you and the road? If two separate owners, it will have to be legally subdivided (obviously) but you will also have to build a legal road for access.

Not sure what your local electric company's exact limits are but overhead drops around here are limited to 150' and underground service they normally charge for service longer than 100' and if they can't use a trencher and the trench must be hand dug then that is another charge. Guessing it will be similar to where you are at.

Fiber cable for internet is one that's expensive otherwise it's satellite internet that is slow.

Assuming water is on a well and sewage is on private system?

Also, gas line can be expensive if it anywhere close.

Other than that it's maintenance on driveway etc. Research different types of gravel and don't go cheap on how thick you lay it or on the foundation of the driveway.

Amazon Prime will be your best friend so build it knowing UPS trucks will be there 3 times a week. Lol.

I live 400' off the main road. I got everything but gas. You can always do gas on a tank also.

I use to live 440' fom the main road, one thing to consider is having to carry/haul your trash that far once a week. That's about the only inconvenience I had as we had a septic tank and utilities ran the whole way no problem. This is in NW Bama, not sure how it is where you are.

Gas on a tank is easy. My great grandparents had that. They were on a rural highway not far from the road but there wasn’t gas service out there. My aunt lives in city limits and she does the tank for gas as well. Said it was cheaper than doing utility hookups.

If you want cable for tv they will charge you out tha a$$ for the install. I live about 450 feet from the main lines. They want $2500 to install.

We have HD satellite and another for internet/wifi at our hunting club in Hale County, Al with DirecTV and AT&t


We have a huge propane tank as well

Another thing you can look at if you want to spend a little more money but you can get a 2" pugmill drive. It will hold up a lot better than gravel.

Im looking at building .69 miles from the road or 3.627 feet.

Alternate place is only 500 feet from the road but cant get the wife to agree on it

Currently we are 400'. A little too close to the road and can hear road noise inside the house.

I'm 1,200 feet down a sand/dirt private drive. Yes, UPS and Fedex come. But don't create a name for the drive and use that for the street address. Use the main road. The drive was already named and EMS gave me the address based on that and it has created all kinds of confusion since my address is not in GPS. And when UPS and Fedex have new drivers my packages don't come.

Internet will have to be over phone lines, too far for Comcast to run mine on fiber optic. And the long distance degrades an already poor signal so my internet is painfully slow. May have to bite the bullet and get satellite internet but I've heard terrible things about that.

It cost me $7,000 to run power. Only the last 300 feet can be buried. Water is cheap to run.

Having a septic tank is much cheaper than being on city sewers.

I like having a propane tank so I can cook with gas. Also for the tankless water heater, dryer, and grill. And my generator can run on propane with an adapter so if there's a bad hurricane and no gasoline I've still got a working generator.

Insurance wants you to have a fire hydrant within 1,000 feet of the house. Mine is 990 feet away, through thick woods and across a lake, but it qualifies.

Absolutely true. My regular UPS driver is a friend of mine now.

And I've got DirecTV, cable just isn't an option for my house.

I am off road about 1/2 mile. I own the land from the road to house. Power company just put poles on my property up to house-no problem. They are responsible for it from road to house. I am on a rural water system and I ran the water myself from the meter to my house which was no trouble with a tractor and middle buster-then laid pvc pipe. UPS/Fed Ex just drives up to house and leaves stuff even if no one is at home.

and mailbox is on main road. On dish tv as well as internet hookup with them. Not as bad as you would think. I am all electric but if had to have gas I would have to get a propane tank, which can do a rent or a purchase on it. I am 15 miles from nearest "small" town.

I'll have a pond next to my house that's already in place and listed as a draft site for the fire dept already. Wonder if that will suffice

One thing about UPS / Fed Ex. They will not respect your driveway. They will fly down it and if there are curves around them slinging all your gravel out of the driveway and into the grass.

Pisses me off! Had the same UPS since I was 8 up until a few years ago. Been dealing with dumbasses ever since

OP, I have a camp I been building. It is well over 1000' for the road. Under a REA power company, they set poles and lines up to 1200' for free. After that, money.

Gas and water doing it myself was a bit over 1K.

shite tank, 2K installed with field bed and settlement pond.

My house is right at 1800 ft off the road. I have 5 power poles running to the house and the last 70-80 ft is underground. The power company gave me a construction credit and my part was 3400.
I ran a 1.5" water line and have a 1" meter. I forget how much that was but it wasn't bad at all. Att did the phone line and it was less than 200.
There is no gas out here so we have a propane tank near the house.
We also have direct tv since there is no cable or dsl.
We have a gate at the driveway with a key pad. The UPS driver has the code in the system and come on back to deliver packages. Never an issue with them. The postal service is a different story. They don't even attempt to deliver if we have a small package. They just leave a note saying it's at the post office.

Great info! Been following this one all day. I have a piece of land in MS that I want to build on. Will be a barn with apartment first but later a home.
