So I'd like to buy 1-3 acres. I want a dirt driveway, a pole barn, maybe space to put a camper. I find a lot of such advertised on the normal channels (realtor.com, facebook, craigslist) is either speculative for development (IE lots) or some baw trying that "I know what I got no lowballers" thing.

I don't want valuable farming or development land.

Where do y'all find spots like this? Get luckY?

Land and houses are through the roof here in Baldwin County. My new neighbor just bought their home for twice as much as what we all paid for these homes 5-6 years ago. How big of a hurry are you in? I’m thinking there is about to be a correction in the market nationally. This is not sustainable. A real estate agent told me the bidding against each other has stopped and now buyers are negotiating. Mobile County would probably have more affordable pricing.

Seems like it’s like everywhere else…you gotta know someone to get it before it hits the market. If it stays on the market more than a couple days it’s because it’s over priced or not a desireable piece.

My buddy bought a large tract in Barbour/Dale County, but we leased it for a couple years before the opportunity to buy came up. And only reason we were able to lease it because the owner was a friend of a friend of a friend.

Expand your area of consideration to South Mississippi and you add a lot more options that will likely be priced better

What county? Demographics and desirability can vary widely. Look at landandfarm.com and similar sites. If nothing else it will show you the brokers selling rural land in the area you are looking for.
