I read an article about the Zestimate when I was looking for a house. It does the best it can with the comps that it is aware of around your house(last 4 or 5 years). You can see on the page what it is considering for the comps. If your neighborhood does not have much turnover then the estimates are going to be off.

i think its off by about 20K on my house

There have actually been four sales on my street in the past year. Ranging between $139/sq.ft., $140, $142 and $152/sq.ft. What I'm not sure of is how much renovations they had prior to sale.

I'm updating zillow with my home/lot info to see if it's estimate improves.
