re: The AirBNB experiment may soon be over

The trick is having a unique property. My plan is to AirBNB my house in two years when me/my wife go on the road. It's located 5 mins from a major east coast amusement park / I95 and has a pool and hot tub. We are way out in the country and the nearby hotels suck. It will be in demand.

For real. Why am I paying a cleaning fee if I have to wash the dishes, take out the trash, and puts the clothes in the laundry?
Because if the house isn't cleaned you'll leave a shitbag review.
All of the linens should be washed even if you have to suffer and put them in the laundry room or washing machine.
All of the beds should be remade whether or not anyone slept in them. The kitchen, the floors, outside areas, bathrooms, etx. It's not cheap to get good cleaners. Maybe some owners clean themselves but that sucks for them.
Renters are messy. They drive places like they stole 'em. Some owners may try to make a little money thru fees but not all. AirBnB's aren't cheap to run and people like to bitch...see this thread.

have never found the prices any better than hotels after fees.
Then frankly you haven't looked very hard.
Airbnb is almost always a hell of a lot cheaper if you have a family/ kids. Hotels even suites are not easy with a family of 4 or 5.
A 1 bedroom or 2 bedroom condo, shack, or whatever is almost always cheaper than 2 hotel rooms. That's where the market is.
If you are looking to replace a hotel for cheaper, that's rarely the case. I mean how many people own a $300 sq ft condo without a kitchen.
Its also really nice to stay in an airbnb even for 2-3 days with kids because you can run a load of laundry, cook a meal, keep some snacks, etc.

Either you misunderstood the comment you're replying to completely, or you somehow think it is the previous renters responsibility to do all that shite (hint: it isn't).
Hoping it's the former and you just misread it -- They're asking why they, as the renter, have to pay hundreds of dollars in cleaning fees only to be given a list of chores they have to do at the end of the stay to avoid [a] a bad review from the property owner [b] being charged incidentals.
It's one or the other. You want to charge me $200 in cleaning fees? Don't make me do shite upon leaving. You want me to do a bunch of chores before leaving? Don't charge me extra on top of the per-night amount.
You're not wrong, but that's exactly why AirBnb isn't always a good option over a hotel.

If it isn't possible to make a profit on your rental via a competitive per-night cost against hotels and other rentals, then you either need to clean it yourself to offset the cost of cleaners, or you chose the wrong rental to try to make money off of.

When you can stay at a 4 or 5 star hotel or resort for the same price (or cheaper) the choice is obvious.
For big groups, which I seem to recall was the genesis of airbnb, it can definitely make sense. But then you get on each others’ nerves after 1 day.

At 7 or 8 pages I just picked a post to jump in at. Not trying to white knight for any hosts and argue with anyone.
In our beach house we ask guests to leave the linens where they are so the cleaning crew can tell if anything is missing. When it's all bundled in the laundry or machine there's no telling. We also ask guests to not leave wet towels on the floor. Stuff walks off all the time.
We do ask they run the dishwasher. It is a renter's responsibility to not be a slob. We're sending in a cleaning crew, not personal maids. Running a dishwasher shouldn't inconvenience anyone and it makes turn-arounds quicker.
$250 to clean a house that sleeps 16 isn't a ripoff. Doesn't matter if you stay 2 nights or 10, requires the same cleaning. It's all disclosed up front. Go to the hotel if that's your thing.

Im baffled people are so bothered by having to make sure the place isnt a complete disaster when you leave. So take out the trash, put the towels in one pile, dont destroy the place.
Like I mentioned before, we use them to go someplace for a week and work some of that time. That way I burn only a day or two of pto, get a dedicated work space, kitchen, etc, and have a nice getaway for a week. Do that few times a year.

The house should be clean because I'm paying a fat fricking fee for it. And you are providing a service for profit. Have some goddamn pride in your product and quit blaming your customers.

It's not so much that. I'm a crazy person about cleaning up behind myself even in hotels, so doing that on its own doesn't bother me. It's the list of rules (sometimes tons of them) being spelled out and then the risk of a bad review from the owner and/or them attempting to charge for incidentals if you don't follow them that worries me.
Last place I stayed wanted you to strip the beds, put towels in the washer, take out the trash AND walk the can down to the end of the road, put all dishes in the washer and start it, put all kitchen items like toasters back into cabinets, etc. (The WiFi also broke and the homeowner had me on the phone with their ISP for an hour just for it to never get fixed - in a town where there's no good cell reception)
It's not that these are a huge deal, but it's a lot to ask a guest to do when they've spent $200 on a cleaning fee.
I still do AirBnb (well, VRBO) when I want multiple rooms or if it makes sense for where I'm visiting. But I've come back to preferring the convenience of a hotel room if it's just us visiting somewhere with plenty of them.

quote:There are a ton of homes rented in the Smokies. (I'll preface this by saying I'm a Reagan conservative NOT the bastardization of MAGA.) My wife usually takes care of the reservations and when I got bored at said house I usually researched the owners. The first time it was owned by a couple who live in Tampa and were registered Dems. Second time lived in Southern Florida and had a ton of liberal political donations. Third time I refused to let her book anything without me first looking at the owners.
Might be a wave of forced selling from Airbnb owners later this year.
So back on point, I am not shocked at all that Austin and the NC/TN area of the country is suffering. I did make the mistake of letting my wife book a September getaway weekend.... we got to the house and no cable or chromecasting. So another lesson learned.
We've stayed at family friendly Oceanfront resorts in PCB and Daytona but if we're going somewhere away from the ocean I'd much rather be in a house than a hotel. Thankfully my wife started getting a week at the company lakehouse (Ozarks) last summer. We haven't had to pay anything besides income taxes (figured by the FMV of the rental cost...3k/day) for vacation lodging.

Nope. Neither CNN or Fox are news channels. Don't watch either.
Nobody in my world is in a recession. Very solid couple of years financially and in general. Friends and family are doing great. Interest rates going up does not define a recession. Most companies have record earnings this year. Anyone that wants a job can get one. Wages are up. Inflation is cyclical and always has been. The long run of low inflation for over a decade we just experienced was non-typical. Maybe you shouldn't drink the koolaid you are being served!

Kind of what I was thinking. LOL
And that area of the country isn’t “suffering” as he stated. The return on AirBnB investments is just normalizing

We are 100% in a recession. You're an idiot if you think otherwise
