OT Law Connoisseurs - Vacant property

Multiple houses in my neighborhood that are completely vacant and owners can’t be contacted by anyone including the city. One of them is falling apart but someone is living there with water and electricity but not paying rent. The others are just vacant.

I’ve heard of squatters rights, but does anyone know a way of acquiring these or knocking them down legally?

Most cities, even small ones, have ordinances about unkempt/ dilapidated residential and commercial properties. If the property owner stops paying property taxes, the property will be adjudicated to the governing authority for nonpayment of taxes. The property will eventually be auctioned off by the governing authority, either city or county. In some cases, the authority can condemn the property, have it demolished, and assess the cost of doing this to the property owner. Some authorities will not do this because the cost of demolishing the property would exceed the amount recoverable from a tax sale. In some situations where the property is isolated from other buildings, the city will let the Fire Department burn the building as a training exercise, which will greatly lower the cost of getting rid of it.

Absolutely. This one’s easy.

Buy the property, evict the tenants (which will take a while), and then knock it down.

you pay the property taxes on it each year, after 3 yrs of doing this you apply for a deed and if land owner doesnt refund your money, then you own it.

my uncle and his lawyer did this for many years and got rich doing it.

he said of the houses they did 2 out of 3 the owners paid them back and kept it, the 3rd they got for a few hundred in property taxes they paid on it. then they just did a quick patch up and paint and then they rented them out as section 8 housing and got paid direct from government each month.

they have to pay you back if they want to keep it so you lose nothing but time doing it. just dont spend any money cutting grass or fixing it or cleaning up the property (hauling trash off) until the deed is in your name because you wont get any of those expenses back.

you should be able see on the parish accessors tax rolls based on the address and the lot number who owns it

So if I pay my neighbors taxes for three years I own it if he doesn’t reimburse me?

I think there's some court paperwork and sheriffing that goes along with that strategy, but the gist sounds correct

yep

my uncle got 13 houses doing it that way and his lawyer had gotten 27 that way

the key is if the owners arent paying the taxes so mostly is neglected abandoned property where it works best

if there is a mortgage on it then it wont be a neglected or abandoned property obviously. the bank will be paying the back taxes as insurance on securing the loan collateral and then they can take it over just like you are trying to do but that wouldnt get them the loan paid back if the house is a POS

City of Lafayette has been selling some after taking possession. Most are sold to adjacent homeowners for the land.

One former councilman has been buying some for his non-profit.
