Cost is what I would focus on
Always wanted to retire in quarter or esplanade .. area
Had researched the area a lot.. but now retired and looking more seriously sorta thinking I would prefer a place that has reasonable safe day walking to coffee shops .. zoo.. and mid day lunch option via streetcar..
would not really be doing the nightlife..
Noticed a few of the mega complexes on st Charles ( closer to interstate) are nice and for some reason prices dropped a lot recently? May just have been a few desperate sellers.. poking around and looking are smaller complexes in old historic buildings .. st Charles and napoleon area.. looking at black pearl area also but sorta off the beaten path ..( more end of magazine street area?)
Any Nola residents want to offer comments and advice.. ?
Need 2 bed 2 bath minimum.. sorta staying away from old wood houses that have been converted.. feel that would be to much maintenance and dirt want a building complex that is more of old school condo feel.
Have taxes gone off the charts… I hear a lot about people leaving and know the Tulane area is suddenly Airbnb restrictions and causing people to sell ?
Warehouse and city area nice but want the st Charles area.. more trees gardens etc

but is full of shite about hotels/motels. They made bank.
I’m sure you know more than someone who was being paid and working directly with the city / super dome for three years trying to make sure everything went as smoothly as possible.

Cool, yes I’m friends with a VP on the sports Foundation and also with someone on the host committee.
How could hotels have not done week.
The new Ceaser hotel was over 5K a night with a three night minimum.
Metairie hotels were sold out. West Bank hotels sold out.
A dirty Motel 6 in Nola East was $600 a night.
I guess I could be wrong is they didn’t hit the food and drink revenue they were looking for, but I doubt that’s the case for most of them.

They just had a fantastic Super Bowl and Mardi Gras. NOLA isn’t going anywhere.

Just drove down St Charles on a beautiful afternoon and people are out and about.
This city would not be hard to sell as the amazing city it is.
The local population just can’t seem to get out of its own way.

im not plugged into restaurant and bar world whatsoever, but i've read that super bowls aren't as crazy of a boon to many of the local bars and restaurants because super bowl visitors tend to go to the big corporate events and/or stick to downtown... at least compared to something like mardi gras or t swift
also, "super bowl week" isn't what it used to be

New Orleans is what it is at this point. A mid sized city that depends on tourism. Nothing wrong with that as long as the city is doing what it can to make things attractive for tourism.

This is the truth. I drive the Avenue every day.

I read this week that New Orleans is the number one favorite city to visit in the USA. I could never leave. There’s no place as fun and interesting as New Orleans. It booms on weekends.

So is it number one or two in tourism?

Airbnb has New Orleans listed as one of the highest rated cities for investors over this same time period. The percent probably has a lot to do with out of state investors buying single and multi-family homes and repurposing them as Airbnb's.

Where is that population moving to? Out of state, across the lake, just out of the city limits?
Regardless, it loses their taxes

The numbers we’ve been talking about would be helped by considering St Tammany as part of our area again… how can they be a separate metro area without a decent sized city to anchor it? Is Covington supposed to be that anchor? Hammond might think they’re the anchor but that was already a separate area.

Isn't this Louisiana in a nut shell? More people are leaving and less people are coming in to live. People gradate from college and leave, we call it "brain drain".

I lived in NOLA in the late 00s, but after public officials got behind a podium and said out loud that statues are "our biggest issue", I laughed and planned my exit. They didn't want me or my tax dollars and made it very clear at that point. I don't care about statues, I care that they thought it was the biggest issue, not crime/economy/taxes/infrastructure, statues.
