Self insure?
I have rentals and houses all paid off.. self insure them?…. Nope…

I know people with beach houses and swamp camps that do this but in every storm they sit in a dark room praying.. not for me .. they have written some big checks for damage repair and not just once.. . but insurance is hurting.. I can swallow it a bit but eventually gonna show up in rental prices for tenants ..

And my rentals have never flooded .. a couple feet off the ground.. never storm damage.. but in the area zoned so does not matter.. prices go up a lot.

I had FedNat through Sagesure a few years ago and they dropped me mid-year because they were shutting down. The insurance companies I called while I was scrambling for coverage said being dropped like that was unheard of. Many of them wouldn't even write for Mandeville. Sagesure ended up offering me a plan for like 3x what I was paying. Thankfully I have Allstate for car insurance so they were able to bundle and save me a little bit. We're getting to a critical point where this is going to destroy the state

Its called property maintenance and upkeep. That's your responsibility as the homeowner. People put off regular maintenance and then wait for a storm to cause damage so they can try to claim it on their insurance.

Do you want your insurance company to change your carpet too because its gotten old and worn from years of use?

I got news for you...

If your insurance company determines your roof is damaged from a storm and needs to be replaced....you better replace it. Because if they pay a claim and you don't get the work done within a reasonable amount of time, better believe they will drop you for not repairing the damage.

Mine literally went to $7k from Lloyd’s of London 2 or 3 years ago. My insurer left the state pre Ida and I had to get a new one, and it was LoL. The following year it was higher and really f’d up my escrow. LoL is the last I’d ever go with bc they are aholes, generally. This year Gulf States picked me up and it went down considerably. I will see what happens at February renewal. Insurance is a scam.

Are they going to keep the premium the same or go down if I replace my roof? No-they are still going to go up.

Actually most companies will reduce your rate if you replace your roof.

It's no different than why auto insurance in LA is so expensive. Every fender bender is $50k+, and any big truck accident is $200k+.


So what's the solution as a consumer?
Do the right thing and don't sue when you are hit from behind in a fender bender? Or get your money in a frivoulous lawsuit since you're already paying for it with higher premiums?
Do the right thing and pay for your own roof b/c it's 15 years old? Or have some roof company dude come by and show that you had minor hail damage from 3 years ago and get a new roof for free since you're already paying for it in higher premiums?

I used to be in the do the right thing box b/c i'm a decent human being, but i'm sick and fricking tired of doing the right thing and paying for myself while also having to pay for others to be pieces of shite. I'm sick and tired of pieces of shite walking out of stores stealing merchandise with little to no repercussions. I think the only way to fix this ridiculous pattern is to go all in with it until the people who can actually make the necessary changes realize the system is broken b/c the everyday person is abusing the system and it's no longer sustainable. And i think we are getting close to this point.

Except that most insurance companies won't insure a corrugated metal roof anymore. I've had to shop around a time or two in recent years because they won't insure my roof anymore, even though it's more sturdy than normal rooves. It's bullshite.

It’s not just SELA. Premiums for all homes are up close to 50% for everyone over the past 4 years

Within the hour of me paying my house off, insurance is getting fired. frick it, I'll chance it. If my house gets flattened I'll just have to build a new one.

this morning while driving in past the endless injury attorney bill boards, i heard a radio advertisement that was geared towards injury lawyers for a service saying they could track all their clients medical records in one place. That is how bad Louisiana has gotten.

I believe it. There are a lot of new companies that are writing ins SELA that require a roof to be 5 years or newer to be place with them. Sagesure just increased their requirements to 12 years in High Hazard areas, it used to be 5.
