What elevation of the ground there. Just because base flood is 8' doesn't mean you have to build your house 8' off the ground.

I would imagine at sea level... Hell the sorrento pumps that pump out the parish are not even a few miles as the crow flies down severio canal right behind the property

You need to have a proposed elevation done on the property. That'll tell you what the natural ground elevation is and hence how much you will need to build up.

Ok, just read your thread on the OB. I'd pass on that piece and keep looking. We owned some low property and it was a pain. Never again.

If schools arent an issue you can get more for your money in the E.Feliciana area.
Central and Zachary are high $$$ per acre.As long as the schools perform it will probably stay that way.I

Yeah I know they have cheap land out there...
Problem is I work in Plaquemine... I already have a 50 min one way commute now.. Don't think I could make it further

Vacant land around Highland Road in SE Baton Rouge that is suitable for an Estate home will bring $200-250,000 an acre easy.

I was looking at a tract that was off Alligator Bayou, technically EBR, and even though 7 of the 15 acres were wetlands they wanted 1.5MM.

1: Traffic.. You are at the mercy of the intercostal Bridge and not to mention if the new bridge has a wreck too
2: Lack of Quality stores and restaurants
3: Lack of good schools ( I plan to put my daughter through catholic school so not as big of a con) still bad for property values
4: lack of growth.. Nothing is ever being developed
5: The people... Except for a few buddies of mine.. I can't stand the people

It's not so bad.. It's like my me time. Lot of thinking gets done.
It's shorter than that when I work days cause I'm driving through br at 3:30 in the morning.. No traffic

Ah, I would look to False River area if I had committed to work on the other side of the river.
