Could somebody make some decent extra cash on the side doing home inspections?

Just paid a guy for a home inspection about $700. He’s half retired from inspecting homes for decades but does them now and again to occupy time and keep income coming. Got me thinking, that wouldn’t be a half bad side hustle, inspect 5 or so homes a month and keep your expenses low. Obviously one has to be licensed etc and get some experience but after that, what’s keeping someone from doing this?

Nothing. Get to it Skippy.
But really, you totally glossed over this part:

Experience. Not saying it can't be done by a jack leg, but zero experience and only doing 5 a month.... Thats gonna be some shitty inspections.

You need a license

Curious of additional barriers to entry I may be forgetting. Hell I’d do them on the weekends to get my name out there.

Last home inspector I used was a guy in his 70s, he was on the property an hour at most, made a list of a half a dozen blatantly obvious things, charged 400 bucks, and left.

Home inspectors need to possess a great deal of knowledge about homes and building codes.

Sure, if they have no scruples.

True for sure. Could start on some simple small houses to cut your teeth. Gotta start somewhere!

I feel like this business is different everywhere I have lived.

There are plenty of companies doing this, unless you are humping it with marketing and providing classes to realtors to get your name out there.
There are companies that sell franchises and also Indepent inspectors.
The software platform has to come from somewhere, either your pay for it with a franchise or develop your own platform.
Then there is a website and a scheduling program should be included so your appointments can be set up via the website. Trust me if you aren’t calling agents back they are moving to the next available inspector.
I’m not sure of the current state requirements but one time you had have certain number of hours under a current home inspector in addition to the class hours.

To pass a test maybe.
After that, the homeowners ain't gonna know shite enough to question you.

I know a guy that just started doing this around the Houston Area. His dad has been doing it for years, and got him into it. You have to pay 600-1000$ for the tests that take no time at all, and then train under someone with a license for about 6 weeks. He does 3-5 a week and makes about 1500 bring home. I should also mention hes an alcoholic and doesnt get up until about noon every day and only works 3-4 days a week max.

$700 seems high. Based on sq ft? Last inspection I paid $400

That there are a million people that are long-established and have relationships with the realtors out there already and it's their primary business and not just a "side hustle"
BTW, I have long said that the majority of home inspectors are a joke. Want a true home inspection? Then remove the contract that basically absolves them from all liability outside of a blatant screw-up and even then it's not black and white.

Lisc, board approved or certified, software for the inspection, probably a website to help with scheduling etc

Just have to be aware that if a home inspector misses something big, it’s on the inspector
My mom sold her house after my dad died.
Got an inspector who had a few small things to fix, no big deal.
Well, she closed and a couple of months later the new owners found that a part of the roof had been leaking and had rotted the floor and wall in the kitchen and dining room.
My mom had no idea.
The repairs were on the inspector.

The buyer pays for the inspection.
