Wait until the oil industry gets shut down and they’ll be paying you to build there.

Cost won’t be anything compared to your tax bill, lol. Inside the loop, 800 to 1m

About right

Then count on a solid $10,000-$15,000 per year in property tax.

Ultimately that is a wildly open-ended question.

True. I was pricing out a new house in 2019 and it was $180. Probably $200+ now.

During the last oil downturn in 2015/16 there was no noticeable difference in the Houston economy; restaurants were packed, and life seemed the same. Houston has moved way past oil and gas.

Perhaps, but look in the Minutemaid outfield. Seems like 2/3 of the billboards are O&G

Wow...

But you have no state income tax...

Does it work out?

In a “nice” area like the Heights with a small yard ~ 25x70’, $500k - $600k, including land. Hard to find just bare land to buy separately from a house developer, so it’s kind of hard to say.

In a nicer area like Bellaire or West U you’re probably at $800k.

You are entering the world of pain, my man. Can the wife really not settle on something already in existence?

I don’t think you can build there, but if so, it’ll likely be pricey.
