My BIL has bought and re-habed some like that.

One of the biggest problems is dealing with the NO historical preservation regulations. You can't just put it back together any old way.

bought a place about 20 years ago on Bayou Teche that looked a lot like that for $18k, turned it into a B&B and some "artist space" sold it for about what that's going for

Generally, if a house like that has T and G ceilings it also has bargeboard walls which will add to renovation cost for sure.
