What do you consiser an "expensive home" in this low-rate environment?

I think an expensive home means that the owner probably has to change normal spending habits to swing the bill.

Suburbs of Houston/Austin = start at $300,000 with a heavy property tax.

In canada, the average home is $735,000 USD. In Latin America $600 USD/monthly can get you a nice place.

In my mind a house is expensive at $2000+ a month so with current rates that's probably around 400-500k

Guess it depends on how much value you put on time. A house under 3 million probably doesn't have the adequate space for a good butler staff which means I have to spend more time on simple tasks and less time on growing my twitch stream and crypto portfolio.

Personally, unless the rates dropped to zero, I wouldn't want to carry more than 400k in debt for a personal residence.

I would say anything over $350 a square foot. Each area is different but that’s where my head is at.

LA- 5mil or higher
NYC- 10 mil or higher
San Fran- 5 mil or higher
Dallas or Houston- 5mil or higher
Boston- 3 mil or higher
Most other places 1mil or higher

There are not many $5M homes in Dallas. Even in Highland Park, the majority are $1.2-$2.5M.

Expensive is a subjective comparison that one thing costs more than another similar thing, normally suggesting the difference in cost outweighs the difference of quality or other values

NYC - around $5M

In NYC, you need to factor in monthly maintenance for most buildings. That can run you anywhere from $2-15k a month in addition to the mortgage.

I think an expensive home in Orleans parish is around $800,000. My criteria for an expensive home is a home is one where a person walks in and say “wow this must be an expensive home.” It’s a very scientific formula and north of $800,000 should get you that reaction in Orleans parish.

Alternatively, there are a lot of dumps selling in the city right now for $500,000. The market here is truly absurd.
